Virginia Highland — almost always shortened to "VaHi" — is intown Atlanta's most established walkable bungalow neighborhood. The village at the corner of North Highland and Virginia Avenues anchors the neighborhood: restaurants, coffee, the Highland Inn, a Belmont Park feel to the strolling.

Most of the housing stock is Craftsman bungalows and Colonial Revivals from the 1910s–1930s, on lots with mature trees and neighborhood-typical tight setbacks. There's a meaningful layer of restored and expanded homes alongside the originals.

What buyers come here for: established intown character, a real village with real walkability, family-friendly streets, and the kind of neighborhood that holds its value because it hasn't had to manufacture its identity.

Established intown families. Professionals who want a real neighborhood with a real walkable center. Dog owners who want sidewalks and a community of other dog owners. People who want a bungalow with a yard but don't want to drive to dinner.

Schools

Virginia Highland is in Atlanta Public Schools, with Springdale Park Elementary serving most of the area, feeding into Inman Middle School and Midtown High School. The school cluster is among the more sought-after in APS, which is part of the long-term value story.

That said: APS reassignment happens. Verify the current assignment for the exact street before counting on it.

Walkability

WalkScore 85+ near the village. Walkable to the heart of the village (restaurants, bars, retail), to Piedmont Park via the southwest edge of the neighborhood, and to Ponce City Market via the Beltline Eastside Trail just south.

One of the few intown Atlanta neighborhoods where you can genuinely run errands on foot most of the week.

Inventory in Virginia Highland remains relatively constrained — fewer than 4 months for most price points. Well-prepared listings still move within a month, and competitive offers happen on the most desirable streets and floor plans.

The price point ceiling has expanded meaningfully in the last five years. What was a $700K bungalow in 2018 is often a $1M+ home today, even with similar finishes.

What to ask before you buy here

  • The street, not just the neighborhood. Virginia Highland has streets that feel like quiet residential lanes and streets a block from the village that get foot traffic and noise. Both have value — they're different values.
  • Original vs. renovated. The difference between a true original bungalow and a renovated-down-to-studs comparable is significant — both in price and in what you'll spend in years one through three.
  • The lot. Lot sizes vary more than buyers expect. A 50' x 150' lot is meaningfully different from a 35' x 100' one for yard, parking, and future expansion.
  • Parking. Many bungalows have narrow driveways or no driveway. Confirm what you have and what street parking realistically looks like.
  • Historic preservation overlays. Certain streets are in design review districts; renovations and additions are subject to approval. Know before you plan.

Demand remains real — but pricing strategy matters more than it did in the 2021 peak market. A well-prepared, accurately priced bungalow sells quickly. An overpriced one sits and trains buyers to wait for a price drop.

The preparation premium is also meaningful here. Buyers shopping in this price range have expectations about presentation. Photography, staging, and any deferred maintenance addressed in advance often return multiples of their cost.
