The last few years have left many of us carrying more questions than answers. Some are financial. Some are personal. Many find their way back to home.

So I'll be here, monthly, with grounded perspective and practical guidance for a season like this.

A Question I'm Hearing

A question I keep hearing this month:

"Should I wait for the market to improve before selling?"

What I'm seeing right now is that there isn't one market.

I'm watching some homes sit for weeks with limited activity. In other neighborhoods, I'm seeing multiple offers and strong competition.

The difference isn't just price. It's location, inventory, condition, and how buyers perceive value in that specific area.

Midtown · Ansley Park · Sherwood Forest · Loring Heights · Brookwood Hills

I work in Midtown and live in 30309. Two micro-markets within the same ZIP, moving at very different speeds.

This is the surprise of the spring: Midtown is now officially in buyer's-market territory. Months of inventory climbed to 7.33 in April — the highest reading we've seen in this cycle. Homes are taking longer to sell. When they close...
